A strong investment loan application is built before you apply, not while the lender is assessing it. Lenders look at your income, your debts, the property and how you plan to hold it. If those four pieces line up, approval moves faster.

This guide is for Southport investors who are close to making an offer or already have a property in mind. It covers how lenders test your numbers, how rent is counted and how to choose a loan structure. It also covers the tax changes you should know about before you sign a contract.

How Do Lenders Assess an Investment Loan Application?

Banks must test whether you can afford the loan at an interest rate at least 3.0 percentage points above the loan's actual rate. This applies to all new borrowers, including investors, and APRA confirmed it again on 28 May 2026.

That buffer is the reason your borrowing capacity is often lower than your repayments suggest. A lender will also look at your existing debts, including credit card limits, because it can apply a notional repayment based on the limit and not on what you owe. Closing unused cards before you apply can lift your result. You can see how these pieces fit together on our borrowing capacity page.

The buffer and a separate debt-to-income limit apply to banks, credit unions and building societies. Non-bank lenders are not bound by them, which is one reason a broker compares across both groups. The debt-to-income limit works at portfolio level, so it is not a cap on you personally. Each bank still decides applications under its own policy.

How Is Rental Income Counted?

Lenders usually count only part of the rent a property earns. APRA's guidance says prudent policies count no more than 80 per cent of expected rent, to allow for vacancy.

That 20 per cent haircut does not cover management fees, repairs or other holding costs, and how those costs are treated varies by lender. Lenders also tend to place less weight on a rental appraisal than on actual rent received. The exact evidence each lender accepts for a new purchase differs, so we check this before you choose where to apply.

Interest Only or Principal and Interest: Which Suits Your Application?

Interest only keeps repayments lower during the interest-only period, but it does not increase how much you can borrow. Lenders assess interest-only loans as if you were repaying principal and interest over the remaining years of the term.

As an illustration, take a 30-year loan with a 5-year interest-only period. The lender tests repayments over the remaining 25 years, which gives a lower maximum loan than a standard 30-year loan. The trade-off is that your balance does not fall during the interest-only years, and repayments rise when the loan reverts to principal and interest.

For tax, only the interest part of a repayment is deductible under either structure. The principal part is a repayment of capital and is not deductible. Speak with your accountant about how this applies to you.

Example: Comparing Repayments at an Illustrative 6.75% p.a.

Here is a worked example using an illustrative rate of 6.75% p.a. It is not a current offer, and your rate will depend on your deposit, lender and loan type.

Consider an investor in Southport borrowing $500,000 for an apartment. Interest only at 6.75% costs $500,000 x 6.75% = $33,750 a year, or about $2,813 a month. If the investor chooses a 30-year principal and interest loan at the same rate, the monthly repayment is about $3,243. The difference is about $430 a month.

Now suppose the investor takes a 5-year interest-only period and then reverts to principal and interest over the remaining 25 years. At the same 6.75%, the repayment becomes about $3,455 a month on the unchanged $500,000 balance. That is roughly $212 a month more than the 30-year principal and interest option.

The outcome is a clear trade-off. Interest only frees up about $430 a month early on, but costs more each month once the loan reverts. An investor who plans for that step-up before applying will avoid a surprise. You can test your own numbers with our team on the investment loans page.

What Do Deposit and LMI Mean for Your Application?

Borrowing more than 80 per cent of the property's value generally means you must pay lenders mortgage insurance (LMI). The 80 per cent line is not a legal limit. Each lender sets its own maximum loan to value ratio, and the LMI insurer must approve the loan as well.

The LMI premium is paid by you, and its size depends on the loan amount and the LVR. A larger deposit reduces or removes that cost, but it ties up more of your cash. If you already own property, you may be able to use equity as the deposit. That raises your total debt, though, and the lender will include it in the serviceability test. If you are weighing a switch, our refinancing team can show how your current loan fits into a new application.

If you use equity or a redraw for something personal, the interest on that part is not deductible. Deductibility depends on how the borrowed money is used. Your accountant can confirm this.

Which Tax Changes Should Investors Know Before Applying?

The date you acquire a property now affects how you can use rental losses. Losses on residential investments held at 7:30pm AEST on 12 May 2026, including those under contract, can still be deducted against other income until the property is sold.

For an established residential property acquired after that time, net rental losses are deductible only against other residential property income from the 2027-28 income year. Losses on eligible new builds can still be deducted against all income. From 1 July 2027, the 50 per cent CGT discount is replaced by cost base indexation and a 30 per cent minimum tax rate on gains accruing from that date.

This changes the cash flow you should plan for, so the loan should work even if you cannot lean on a tax refund. These rules are complex, so talk to your accountant before you buy. For a Southport apartment, also ask about body corporate levies, because they add to your holding costs.

Getting Your Application Ready to Move Quickly

A ready application moves faster because the lender has fewer questions. Gather your income evidence, a clear list of your debts and a copy of the contract or listing before you apply.

If you are considering buying through a self-managed super fund, the rules and lenders differ, so see our SMSF loans page. For a local conversation, our Southport mortgage broker team can help you choose the right structure.

Frequently Asked Questions

How do lenders count rental income on an investment loan application?

APRA guidance says prudent lenders count no more than 80 per cent of expected rent, to allow for vacancy. Each lender sets its own rules on what rental evidence it accepts.

Does interest only increase how much I can borrow?

No. Lenders assess interest-only loans on principal and interest repayments over the remaining term, which usually gives a lower maximum loan. Repayments also rise when the interest-only period ends.

Do I need LMI for an investment loan?

LMI is generally required when the loan is above 80 per cent of the property's value. The 80 per cent point is lender policy and not a legal limit, and the insurer must also approve the loan.

Is the interest on my investment loan tax deductible?

Interest on money used to buy or hold a rental property is generally deductible while the property is rented or available for rent. Only the interest part of a repayment is deductible, so check your situation with your accountant.
